What is due when we sign the lease? 

First month's rent, last month’s rent, and a refundable deposit equivalent to a full month's rent.  (YES! That is three(3) month's rent due AT SIGNING).


Do we need a co-signer? 

NO, we lease to adults and expect our tenants to behave like adults and pay like adults. 


Can we see the property for a second time?

NO, we take privacy and respect of space very seriously for our tenants.  We try to screen tenants prior to showings to eliminate those who are not fully ready to commit at time of showing.  We ask everyone to come prepared to take measurements, extra photos, Facetime with parents/friends/spouses and be prepared to wire funds if the property is a fit! 


What is your pet policy? 

Pet approval is on a case by case basis and requires a vet letter stating all shots are up to date, spayed or neutered, and non- aggressive.  Please note that we are under restrictions from our insurance company on certain breeds.  Pet fees, when allowed, are $500 and non refundable and $50 per pet, per month.   


When is rent due? 

Rent is due on the 1st, late on the 5th.  

How is rent collected? 

We use Cozy.co for rent collection.  


Can we split payment?

Yes, Cozy.co allows for tenants to split payments.  However, it should be noted that if rent is not collected in full by the 5th of each month, it is considered late and subject to late fees. 


What is the late fee? 

10 percent of monthly rent


Who do I call for maintenance?

Tenants should submit maintenance request through Cozy.co


What is the subleasing policy? 

All subleasing must be approved, but is not strictly prohibited. 

Lease Questions

It says you can increase rent during our stay... what does that mean? 

In 10 years with literally 1000’s of tenants, this has never happened before.  We never plan to increase rent on anyone during their lease period.  However, this clause has been added in the case that new city/state ordinances, extreme tax or insurance increases are issued, or if there are major costs increases to the owner that can not be fully absorbed. 

It says I can only  have 10 guests at the house... can I not have family visit? 

Yes, of course your parents can come stay a weekend...but this is a home, not a hotel, not an event venue, and not a party destination.  If you plan on having large gatherings, my homes are not a fit.  


What if we have maintenance requests? 

All maintenance requests should come through Cozy.co.  This is the most effective way for our team to track your needs and schedule repairs.  We will do our best to work within your requested time frame and not intrude your personal space without adequate notice.  

How do I get my deposit back?  

At move in, you will fill out a move in inspection sheet identifying any issues that may be of concern.  We have taken more than 100 photos and a long video of the property prior to your move in and will cross reference if any damages are done.  Tennessee requires that deposits be returned within 30 days.  We do our best to get your deposit back within two weeks depending on any repairs and their receipts needed.  Also, please note that deposits are made to the POC (point of contact) who will then be responsible for dispersing the funds accordingly.  


What is a POC? 

Upon move in, your group will be asked to identify a primary point of contact.  As you can imagine, with several properties and several people living in each (and possibly several sets of concerned parents), we try to lock in one point of contact for your household.  This eliminates redundant conversations and speeds up the process if repairs or maintenance is needed.  This person will also be responsible for dispersing deposit refunds at lease end.  


Why will I be charged for calling you for non-emergency calls? 

Just imagine if your doctor was available every time you had a medical question.  While this is my business, and I value offering you a great living experience, I also have a family.  The best way to streamline communication is via email.  This allows multiple team members to work on your needs and allows me to keep my babies asleep at night when you have a simple question. If you can google the answer and no one is near harm, chances are your question/issue is not an emergency.  We are always available, of course, if it is an emergency (house has been broken into, something has caught fire, leaks of any kind, tree has fallen on house) and please contact us.


Why are we responsible for drain repairs? 

In years and years of experience, rarely have we had a drain repair request that was a result of faulty plumbing.  Typically, these repairs are due to tenant neglect or poor judgement.  Ex. beer caps in the garbage disposal, laundry detergent in the dishwasher, hair in toilet, sink or tub, condoms/hygiene products being flushed down the toilet etc…  I have found that tenants learn very quickly that a $200 plumbing visit for tampon blockage teaches them to not do it again.  Please note: If the repair is a result of pipe damage from tree roots, cast iron corrosion etc, we will pay for repairs.  Appliances needing full replacement from old age, or electronic issues will be replaced.
